Fill in what you can — the more detail, the better the copy.
The best listing descriptions lead with the strongest, most concrete feature of the property — renovated kitchen, corner lot, finished basement — not a generic greeting like "Welcome home!" Buyers skim. Give them a reason to keep reading in the first sentence.
Specific beats generic every time. "Quartz counters and a 6-burner range" tells a buyer something real. "Boasts a gourmet kitchen" tells them nothing and reads like every other listing on the market.
Skip the real-estate clichés — "nestled," "oasis," "must-see" — and end with a low-key call to action. A showing invite works better than a hard sell.
Federal fair housing law prohibits describing who should live somewhere, not just refusing to sell or rent to someone. That means listing copy can violate the law even with good intentions.
Common slip-ups: "perfect for families," "walking distance to church," "safe neighborhood," "empty nesters welcome." Each one references a protected class — familial status, religion, or implies something about who belongs there.
